Once we took over the listing (referred by a past client), we sat down with the seller to explain our plan:

1- refresh the paint and overall look,
bring in home staging to modernise the feel, and


2- relaunch the unit with a clear pricing and marketing strategy

Suddenly, the flat looked brighter, more spacious, and aligned with what today’s buyers are actually dreaming about when they scroll listings.

In today’s market, buyers usually see dozens of listings online before deciding which 3–5 to view.

For this seller, home staging was the difference between being ignored… and becoming one of the most desirable 2-room units in the area.

After seeing the transformed unit and updated competition in the area, we revised the asking price from $369,000 to $395,000.

What happened next:

Within 11 days of relaunch, we had 8 groups of viewers.
3 of them made offers.

The unit eventually sold at a record price for the block at that time, above the previous asking price the owner had tried with the earlier agent.

That record held for more than a year, even as other units in the block transacted at lower prices in between.
